3D scanning of buildings – the complete guide

3D scanning has changed how construction professionals measure and document buildings. With the LiDAR technology in modern iPhones, you capture a precise 3D model of a room in minutes – and get measurements, floor plans and quantities automatically.
This guide covers everything you need to know: how to get started, how scanning compares to manual measuring, what you can do with the quantities and IFC files – and what to do if you don’t have a LiDAR phone.
Why 3D scanning?

LiDAR (Light Detection and Ranging) is the laser technology built into newer iPhone and iPad models. It measures the distance to walls, floors and ceilings thousands of times per second – building an accurate 3D model as you walk through the room.
Getting started
1. Check your device
You need an iPhone or iPad with a LiDAR sensor: iPhone 12 Pro and newer Pro models, or iPad Pro from 2020 onwards. Devices without LiDAR can still be used for photos, notes and documentation.
2. Download Wenn Property
The app is available on the App Store (search “WP befaring”) and Google Play. LiDAR scanning requires an iPhone or iPad – the Android app handles photos, notes and your projects.
3. Do your first scan
Open the app, create a new project, and point the camera at the room you want to scan. Move slowly around the room – the app guides you through the process.
4. See the result
After scanning you automatically get a 3D model with floor plan, measurements and sections. You can add notes, photos and annotations directly in the model.
During the inspection you can also dictate observations with the Inspection Assistant — room by room or for the whole property. It transcribes and structures everything into a clean inspection note automatically, so your observations end up in the report alongside the measurements.
Tips for better scans: Make sure the room is well lit, move slowly, let the camera see the same area from several angles, and start in a corner so you work your way around systematically.
3D scanning vs manual measuring
You’ve done it a hundred times: laser measure against the wall, note the number, move to the next wall. Draw it up, calculate the area, hope you didn’t forget anything. It works – but it takes time, and there’s enough room for error that most people have come back to the office with numbers that don’t quite add up.
Time
Measuring a room manually with laser and folding rule typically takes 15–30 minutes per room. A whole house with eight rooms can easily take half a working day, plus desk work afterwards.
With 3D scanning, the scan itself takes 3–5 minutes per room. An eight-room house is done in under an hour, and every measurement is calculated automatically. The desk work disappears.
Accuracy
Manual measuring depends on the person measuring. Even experienced people make mistakes: a skewed laser angle, mixed-up numbers, misreadings. The error margin is typically a couple of centimetres – and it adds up when you calculate quantities.
LiDAR scanning can also be off by a couple of centimetres on individual measurements. The advantage is consistency: all measurements are captured at once, in context, and calculated automatically. No addition errors, no misreadings, no forgotten measurements. Wenn Property also follows Norwegian measurement standards, so gross and net areas are correct from the start.

Honestly: if you only need one single measurement, the laser measure is faster. 3D scanning pays off when you need several measurements from the same room, or when you want documentation you can return to. The more complex the survey, the bigger the gain.
Automatic quantity takeoff from the 3D model
One of the most time-consuming parts of a site survey is the quantity takeoff. With a 3D model it disappears: Wenn Property recognises walls, ceilings, floors, windows and doors – and calculates every relevant measurement automatically.

Traditionally, IFC files require professional laser scanning with equipment costing hundreds of thousands, followed by manual modelling. For large construction projects with strict tolerance requirements, professional equipment is still the right choice – but for renovation, condition assessment and everyday surveys, the phone is enough.
Most people don’t need IFC day to day. If you just need a wall area to order paint, the Excel export is more than enough.
No LiDAR? Draw the floor plan in your browser
You don’t need to scan to work in Wenn Property. With the 2D drawing tool you create a project by drawing the floor plan directly in the browser – no scanning, no special equipment.
It’s the solution when you have an existing floor plan from an architect or estate agent, when you’re quoting on a building you haven’t visited yet, or when you work from the office without a LiDAR phone.
Here’s how it works: upload the floor plan as a background, calibrate the scale against one known distance, and draw the rooms on top. The 3D model is generated as you draw, and you get the same exports as scanned projects – PDF report, Excel with quantities, floor plan and IFC.
What doesn’t come automatically from drawing is photos and notes from the building itself – that still requires someone on site. But for quotes, planning and quantity takeoff, the drawing tool is fully usable from day one.
